Vice President of Operations
Kristine C. Kichty, is the Vice President of Operations for PHASE Housing Management. Ms. Kichty started her career in property management more than 30 years ago, managing troubled market-rate properties in Houston, Texas. It was when she returned to her native Pittsburgh and had the opportunity to apply her skills to the affordable housing industry that she discovered her true passion – working with the owners, staff, and residents to provide quality living for the families who call these properties home.
In the course of her career, Ms. Kichty has worked with properties funded by many different types of affordable housing, including HUD Multifamily and Public Housing, Rural Development, tax-exempt bond financing, LIHTC, and mixed-finance programs. She has directed operations for portfolios as large as 10,000 units. While serving as the asset manager for a public housing authority, Ms. Kichty founded and directed a private management company as a subsidiary business for the authority, to manage market and non-public housing affordable properties and provide an additional revenue source for the housing authority.
Ms. Kichty believes in working closely with property owners, regional managers, site staff, and regulatory agencies in a collaborative effort to ensure the success of properties. She provides training and guidance to staff and owners to meet financial goals, owner expectations, and regulatory compliance.
Ms. Kichty has earned many industry certifications, including the CPM®, TCCS, S.T.A.R., and AHM. She is a member of IREM Chapter 67 in Atlanta, volunteers at the SAHMA Georgia annual conference, and is a past member of PAHMA. She chaired the local YMCA and Boy Scout Troop 877 boards of directors, and the ARM Committee of IREM Chapter 7 in Pittsburgh, PA.
